All Stars Agents Help Make A Difference...

Dan and Cheree Griffith are no strangers to Community Service.  One of the ways they help make a difference is by volunteering their time  hosting Dave Ramsey’s biblically based Financial Peace University events at various places of worship in the Rancho Cucamonga area.  In addition, because they feel this program is especially useful to those who are self-employed  and/or commission based  (Dan and Cheree are real estate agents at Realty World ALL STARS in Rancho Cucamonga), they have held classes at several local real estate offices in the Inland Empire.

Dan and Cheree receive no compensation for the hundreds of hours they have volunteered to share the teaching of Dave Ramsey and only pass on the Dave Ramsey fees for the educational materials the “students”  receive.

This February and March, Dan and Cheree will again utilize the Realty World ALL STARS Meeting and Event facility to hold  this  9-week  life-changing series.
This series is OPEN TO EVERYONE who want to take control of their finances, eliminate their debt and build personal wealth.

When asked about the value a real estate agent brings to today’s home buyers and sellers, two important benefits are often overlooked, yet they play an important role in the value an agent can bring to their client. 
 
The first is Customer Service. You hear about it all the time and almost everyone in sales will tell you they are strong in it. Problem is, everyone has a different definition for Customer Service.
If you shop at Walmart, customer service means that someone at the front door smiled and
pushed a shopping cart to you and someone at the checkout took your money and
bagged your purchased items and said, "Thank you."   In real estate, an agent may fill out the paperwork for you, fax it over to escrow, and call it a day.  That type of customer service requires little care and effort.

In order to provide stellar, concierge quality customer service, agents should research, catalog and monitor the performance of many  professionals like  inspectors, title companies, lenders, escrow officers, repair services, maintenance companies, attorneys, financial advisors, insurance companies and home warranty services.  Agents who provide Concierge quality service know that their personal reputation will be affected by the job performed by their recommended providers. Our agents know it is in their best interest to use vendors who give the best service to their clients.  

Because of that, Realty World All Stars is “OPEN DOOR TO OUTSIDE (non-company)  VENDORS.”  We encourage our agents to recommend only service providers that are reputable, reliable and exceptional in the jobs they do.  Our company reputation, just like our agent’s reputation, is important to us. The other often overlooked role an agent plays is that of a third party negotiator. By becoming a Buffer to the transaction, our agents are skilled in the art of packaging their client’s offers and counter offers to keep the door to dialogue open until all parties have come to an agreement. This is a valuable skill that can often make the difference between a successful sale and a cancelled escrow.

Sellers: Don't Let the Internet Lose You Money

If you would like to sell your home for the most money in a short period of time, you need to generate dynamic positive buzz that’s targeted to the right people. The better you market your home; the more offers you will get. And by having lots of offers, you will be able to choose the best buyer and get the best terms.

A critical element to attracting the right buyers who will make serious market value offers for your home is in the asking price you set. Your asking price should be based upon the same criteria an appraiser will be using for the buyer’s lender. That appraiser will make“comps” for the bank. These comps will contain details of all the recent sales made in your neighborhood. They will be adjusted to reflect the specifics of your home. In doing that, appraisers will not use “asking prices” of unsold homes because those prices represent nothing other than what a homeowner is hoping to get and a buyer has not been willing to pay.

The market price of homes that actually sell will have satisfied all parties involved: the homeowners, the buyers, and the bank that is loaning the money. If any of those three don’t agree, there is no transfer of title.

Unlike Zillow or Trulia or other internet sites that assign values based on statistics, an appraiser will actually visit and measure your home. The appraiser will then note all the improvements you’ve made and assess your home’s overall condition. That’s why you cannot rely on websites to assign your home’s market value. Always use a Realtor who has been properly trained on making a personalized comparative market analysis. Done right, those CMAs are even better than getting an appraiser’s paid opinion because, unlike the appraiser's comps.  the cma will include homes that are currently in escrow. Your Realty World ALL STARS agent have been trained to research and include homes that are currently in escrow. That’s one of the reasons our listings tend to sell faster and close escrow for more money.

You should also avoid using agents who do not tour your home to help form their price recommendation. Computer models and unskilled agents can literally cost you thousands of dollars in lost equity. Most computer models like Zillow admit to inaccuracies of up to 20%.

The right agent and the right asking price will attract the right buyers. Only then will you get the right price for your home!
