Big changes are coming to the lending market that will drastically change closing timetables and buyer options.Real Estate Agents will see longer timetables to payday. Sellers will experience closing delays that will make their escrow more costly and stressful, and funders will most likely use all of this to dictate service providers like escrow and title. 
As Real Estate Agents, we will bear the brunt of our client’s frustrations as delay after delay occurs. “Concurrent” closings may become a thing of the past!

According to the latest research by the National Association of Realtors, the statistics have remained relatively stable in the last decade. Distressed homeowners were  less inclined to use family and friends recommendations than in traditional markets, but as we progress into a healthy real estate market, referrals will gain importance.

Are you prepared to use the new RPA-CA? If you are a Realty World ALL STARS agent, you are!  We’ve been running webinars and classes on the new RPA-CA  Purchase Agreement for the last several months. Most of our agents in our new Alta Loma office location just attended a 4 hour Class on the RPA .  They are ready to start using the new 10 page contract and are anxious to start!   But just in case a few of our agents need more clarification or help, our C.A.R. Certified Forms Trainer is here to answer their questions.

As you know, contract timetables  will be changing. Our Timeline Calculator generates a report specific to the purchase agreement acceptance date,  so that our agents know, in advance, every  transaction deadline. It's simple to use and we are encouraging our agents to share it,  so if you find yourself in an escrow with a Realty World ALL STARS Agent and don’t receive a copy, go ahead and ask them for it.  Our goal is to help make every sale flow as smoothly as possible for our agents, our clients, and for "the other side."

SELLERS DESERVE YOUR BEST MARKETING EFFORTS

If we assume that most homeowners want to realize the highest net return possible when they sell their home, and we know that the laws of supply and demand apply to real estate to the "T", then it naturally follows that for agents to do a good job for their clients, they must attempt to tap as many potential qualified buyers as they can to increase demand and, consequently, market value.
All too often, agents and their companies rely on automatic systems for marketing and primarily focus on the internet and their mls.  And while these traditional and automatic systems are usually adequate and do  assist in the sales process, too often homes receive limited exposure. 
The internet is important and the Insider makes good use of it with links to many websites, tagging for search engine exposure, hashtags  to broaden search results, and videos to cover all bases. Today's home buyer conducts many personal searches before they ever contact an agent. It is important to reach those future buyers by creating great first impressions of our homes for sale. Too often, a buyer makes decisions based on a snapshot of a home's front yard. Too often, buyers miss out on the home of their dreams because the marketing falls short.
That's why we produce the All Stars Insider magazine. In most cases, home buyers will catch on first glance interior and exterior photos of homes. Are you providing the Wrong Type of Service

A FEW THINGS TO
REMEMBER WHEN YOU WANT TO HELP…

We all want to provide exceptional service to our clients: it’s the least expensive and surest path to getting repeat business and referrals! At the same time, we must be careful about the type of service we provide. For example, if we choose and schedule professionals to work
on a home, we are acting as “Contractors”. 

“Contractors” are liable for the work that’s done. Contractors can be held accountable for workers who get injured on the job. “Contractors” are NOT covered by Errors & Omissions Insurance. “Contracting labor” is NOT a part of our job description.

Do you specify which Home Inspector to use or do you offer advice and choice and let the homeowner choose?

 Do you specify the Home Warranty Company?
Termite Company? Property Disclosure Company?  These should be chosen by the Buyer/Seller. It’s OK to recommend your preference, but the choice should be the client’s.

Do you pull permits? Tape room dimensions? Do you help move your clients to their next home?

Accidents happen. Even the best service providers make mistakes.  Memories are weak when personal liability and lawsuits are involved.  People conveniently forget details.  But if you make it a habit to offer your clients a choice on all services used (and mention that in your “Conversation Notes”), you will protect yourself from unnecessary problems.
